Sun City and Sun City West are neighboring 55+ communities in Arizona's Northwest Valley. Their similar names can make them seem interchangeable, but they're separate communities with their own recreation organizations, facilities and housing characteristics.
Sun City came first
Sun City opened in 1960 as the original Del Webb retirement community. Sun City West followed later, beginning in 1978. That difference is still visible in the housing stock.
For buyers, the age of an individual property can be more important than the name of the community. Roofs, HVAC systems, electrical systems, plumbing, windows and previous renovations should all be considered when comparing homes.
Recreation
Both communities were designed around active-adult living, but they operate separate recreation systems. Sun City's facilities are operated by the Recreation Centers of Sun City (RCSC). Sun City West operates its own recreation organization and facilities.
They're communities—not conventional cities
Neither should be thought of simply as a conventional incorporated municipality providing every local service. Residents benefit from knowing which organization or government agency handles a particular issue.
Housing
Sun City's earlier development means you'll find many homes dating from the 1960s and 1970s. Sun City West's development came later.
Which one is better?
There's no universal answer. Spend time in both communities, drive the neighborhoods, review current fees and rules, and compare actual homes in your price range.
